How Branded Residences Are Redefining What “Home” Means in Urban India

A premium home is no longer defined only by its address, architecture or square footage. For a growing segment of urban Indians, the value of a home is increasingly tied to the quality of life it enables. This is precisely where branded residences have found their place in India’s real estate landscape.

The category has moved well beyond being a niche luxury offering. India ranked sixth globally for live branded residence projects in Knight Frank’s 2025 Global Branded Residence Survey, accounting for around 4% of global supply. The global market is also expanding rapidly, with the number of branded residence schemes expected to reach 1,019 by 2030, from 611 in 2025.

What makes the Indian opportunity particularly interesting is the changing expectation of the homebuyer. In cities such as Mumbai, Delhi and Bengaluru, affluent buyers are increasingly accustomed to a high degree of service, convenience and personalisation across their lives. Those expectations are naturally extending into the home.

Branded residences respond to this shift by bringing together residential ownership, thoughtful design and hospitality-led service. Concierge support, housekeeping, wellness, dining and personalised assistance are increasingly becoming part of the premium residential experience. More importantly, these services are integrated into the way a residence functions, creating a more seamless experience for its residents.

The strength of a branded residence, however, cannot be measured simply by the name associated with it. The brand has to translate into something tangible: considered design, reliable service, attention to detail and consistency in the way the property is managed. Without that depth of execution, branding becomes little more than a marketing layer.

India also presents an opportunity to make the category distinctly local. The expectations of a resident in Delhi are not identical to those of someone in Bengaluru or Mumbai. Jaipur brings another dimension altogether, with its strong sense of heritage, architecture and hospitality. A successful branded residence must recognise these differences but continue to meet the standards that residents expect of the brand.

There is also a bigger change afoot in the way high-value residential assets are perceived. Buyers are increasingly viewing property through both lifestyle and investment lenses. A well-run residence can create value not just through its physical specifications but also through the quality of its management, maintenance and resident experience.

For developers and operators, this raises the standard. The responsibility does not end with delivering a building. It extends to maintaining the promise made to the resident year after year. That requires hospitality thinking, operational discipline and a clear understanding of what residents actually value.

Branded residences are therefore redefining the home through the experience of living, not simply through the physical product. They bring together ownership, service, design and community in a way that reflects how India’s affluent urban population increasingly wants to live.

The most compelling proposition is ultimately simple: ownership should provide more than an address. It should provide ease, consistency and a sense of belonging. That is the space branded residences are already occupying in urban India, and it is also where the category’s next chapter will be shaped.
