Hyatt Lifts 2026 RevPAR Outlook as Q3 Gross Fees Climb 15.2%
/Hyatt Hotels Corporation has raised its full-year RevPAR outlook after a third quarter in which gross fees rose 15.2% to $327 million, led by its luxury brands and a strong United States market. The Chicago-based group, which reported its results on 29 October 2026, now has more than 1,500 hotels and all-inclusive properties in 84 countries.
The quarter in numbers
Comparable system-wide hotel RevPAR rose 7.2% on the third quarter of 2025, with RevPAR in the United States up 8.2%, helped in part by the FIFA World Cup and the timing of the Jewish holidays. Leisure transient and group business both grew strongly, while business transient RevPAR rose in the low single digits.
All-inclusive resorts had a weaker quarter. Comparable Net Package RevPAR fell 2.5%, mainly because of lower demand for travel to parts of Mexico, partly offset by growth in the Caribbean and Europe. Hotel closures in Jamaica after Hurricane Melissa also weighed on the distribution segment.
Adjusted EBITDA was $295 million, up 6.2%, or 19% after adjusting for assets sold in 2025. Net income attributable to Hyatt was $58 million, and Adjusted Net Income was $122 million. Diluted EPS was $0.60 and Adjusted Diluted EPS was $1.27.
Within fees, base management fees rose 10.0%, incentive management fees rose 21.9% and franchise and other fees rose 16.8%.
Openings and pipeline
Hyatt opened 3,808 rooms during the quarter. They included Hyatt Vivid Punta Cana, the brand's debut in the Dominican Republic; Beldersoy Resort and SPA, the first Destination by Hyatt property in Uzbekistan; and Thompson Seville. Net rooms growth over the trailing twelve months was 3.8%, and the pipeline of executed contracts reached approximately 158,000 rooms, up 12.1% year on year.
"Our strong third quarter results, including 15% growth in Gross Fees, reinforce the strength of Hyatt's differentiated brands, growing commercial platform, and asset-light business model," said Mark S. Hoplamazian, Chairman, President and Chief Executive Officer.
Raised outlook for 2026
Hyatt now expects comparable system-wide hotel RevPAR to grow between 5.0% and 5.5% for 2026, with net rooms growth of approximately 6%. It forecasts Adjusted EBITDA of $1,170 million to $1,200 million and gross fees of $1,320 million to $1,335 million. Capital returns to shareholders have been increased to between $375 million and $425 million.
